A resource library for people buying, selling, or just owning a home in Saskatchewan.

Hi, I'm Tim Bomboir. I'm a real estate agent with Boyes Group Realty in Saskatoon, and before that I spent thirty years in education — classroom teaching, administration, and technology coordination.

That background matters to how I work. Teaching taught me that most people don't need to be sold on something. They need clear information, time to think, and someone honest to answer questions when they come up. That's the approach I bring to real estate, and it's the approach behind everything on this site.

I moved back to Saskatoon in 2021 after years away, and one of the first things I noticed was how much of the information people need when they're dealing with a home in this province was either hard to find, buried in generic national content, or written in a way that made simple things feel complicated.

Property assessments. Closing costs specific to Saskatchewan. What a Property Information Statement actually says. How the rural market differs from the city. The honest version of what it costs to sell a home. None of that is secret, but finding it in one place, written plainly, was harder than it should have been.

So I started building this. It's a working library. Some of it is stuff I wish I'd had when I was learning this business. Some of it is answers to questions clients have asked me repeatedly. Some of it is market data I track anyway and might as well share.

It's also honest. If a topic has nuance, the article will say so. If there isn't a single right answer, it won't invent one. If something depends on your specific situation, it'll tell you that too.

What you'll find here

The site is organized around three groups of people:

  • If you're buying, there are guides covering the whole process from first viewing to possession day, plus closing cost breakdowns, financing basics, and neighbourhood information as it's added.
  • If you're selling, there are guides on what your home might be worth, what actually matters during prep, what it costs to sell, and how long homes are taking to move.
  • If you own a home and aren't planning to buy or sell, there's content on property assessments, taxes, maintenance that affects value, and general market updates so you know what your biggest asset is doing.

Most of the content is free to read. A few of the heavier resources — printable checklists, detailed reports, calculators that run full numbers — ask for an email in exchange.

A note on how this works

I don't run ads on this site, and I don't sell email lists. The site is connected to my real estate practice, which is how I actually earn a living.

When you download a gated resource or sign up for the newsletter, your email goes to me. I use it to let you know when new resources go live, occasional market updates, and that's it. If you're thinking about buying or selling at some point and want to talk, you can reply.
