Overview

Brighton is a master-planned community designed by Dream, located in Saskatoon's east end and the first neighbourhood developed in the Holmwood Suburban Development Area. Construction began around 2016 on land annexed from the Rural Municipality of Corman Park in 2010. The neighbourhood is bounded by College Drive to the north, 8th Street East to the south, College Park East to the west, and McOrmond Drive to the east.

The design prioritizes connectivity — over 9 kilometres of paved trails link the parks, wetlands, and sub-areas throughout the community. Housing is modern, the marketplace is within walking distance for most residents, and the parks are genuinely impressive for a neighbourhood of this age. New construction continues in several pockets.

Housing

Most homes in Brighton have been built from 2016 onward. The mix includes single-family detached, semi-detached, duplexes, townhouses, and apartment-style condominiums. Sub-areas across the community — Parkside, Waters' Edge, the Village (East and West), and Marketside — each have a slightly different mix of housing types and densities.

Designs are generally contemporary, with energy-efficient builds and relatively compact lot sizes compared to older Saskatoon neighbourhoods. Roughly 70% of homes that have sold recently were built in 2025 or 2026, which tells you how much new inventory is still entering the market.

Parks and recreation

Brighton Core Park is the recreational anchor of the community, spanning roughly 82 acres. It's one of the more thoughtfully designed parks in Saskatoon. Features include:

  • Amphitheatre, spray park, and central pond (converts to a skating rink in winter)
  • Toboggan hill, pump track, and skate park
  • Adult fitness course and multiple playgrounds
  • Paved trail connections throughout

The neighbourhood also includes Saskatoon's largest wetland complex, accessible by over 9 kilometres of paved trails, plus a series of smaller pocket parks throughout the community.

Shopping, dining, and services

Brighton Marketplace covers daily essentials — Save-On-Foods, Shoppers Drug Mart, restaurants, and services are all within walking distance for most of the neighbourhood. Wilson's Lifestyle Centre, Landmark Cinemas, and Motion Fitness add recreation and entertainment options close to home.

A planned Village Centre is intended to bring further mixed-use retail, dining, and gathering spaces as the community matures. Brighton is already meaningfully more walkable for daily needs than most newer Saskatoon neighbourhoods.

Schools

There are no schools inside Brighton yet. School-aged children are currently bussed to schools in surrounding neighbourhoods, including Dr. John G. Egnatoff, Willowgrove, Holy Family Catholic, École Cardinal Léger, École Forest Grove, Father Robinson, Sylvia Fedoruk, and St. Joseph High School.

Sites for schools within Brighton — including both elementary and high school options — have been designated, though build timelines remain uncertain. If school proximity is important to your decision, verify current bussing arrangements before committing.

Access and commute

Brighton is well-connected for an east-end neighbourhood. The Chief Mistawasis Bridge via McOrmond Drive connects directly to the north side of Saskatoon without going through downtown. Saskatoon Transit Route #29 currently serves the area.

Approximate drive times under normal conditions:

  • Downtown Saskatoon: around 15 minutes via College Drive
  • University of Saskatchewan: 10 to 15 minutes
  • Stonebridge or south Saskatoon: 15 to 20 minutes via Circle Drive
  • Saskatoon Airport (YXE): 25 to 30 minutes

Future access is expected to improve once the Saskatoon Freeway is complete.

  • No schools inside the neighbourhood yet — children are bussed to surrounding areas with uncertain timelines for on-site schools.
  • Lot sizes are generally smaller than in older established neighbourhoods.
  • Parts of the community remain under active construction — noise and changing streetscapes are part of the reality in newer pockets.

What this means

For buyers

Competition is real, especially on well-priced detached homes under $700,000 — many will see multiple offers. Pre-approval and a clear strategy matter before you start looking seriously.

That said, almost a third of recent sales closed under list, so well-prepared offers can still find value on the right listing. Most available inventory is newer construction, which means condition isn't typically the variable — price and timing are.

For sellers

Homes are moving in about a month on average, and pricing close to current sold comps is being rewarded. Overpricing carries a real cost — the longest recent sale took 189 days.

Presentation and condition matter even more on slightly older homes, since most buyer attention is concentrated on newer construction. If your home is a few years old, make sure it shows well against what's being built now.

Brighton is one of Saskatoon's most active newer communities. The mix of parks, retail, and modern housing has built steady demand, and the market continues to lean gently toward sellers. Buyers benefit from being ready and decisive. Sellers benefit from pricing honestly and presenting well.
