Silverspring
Saskatoon neighbourhood profile · Market activity as of May 13, 2026
An established residential neighbourhood in northeast Saskatoon, built mostly between the late 1980s and early 2000s on former University of Saskatchewan land. Bordered by parks, the Saskatoon Forestry Farm, and the Natural Grasslands — here's what you should know about Silverspring.
Overview
Silverspring sits in northeast Saskatoon, developed primarily between the late 1980s and early 2000s on land that was previously part of the University of Saskatchewan's agricultural holdings. It's a quiet, family-oriented neighbourhood defined by mature green space on nearly every side — the Saskatoon Forestry Farm to the east, the Natural Grasslands to the north, and a connected series of parks running through the interior.
Central Avenue forms the western boundary, Attridge Drive the south, and Fedoruk Road the north. Despite being in the northeast quadrant, it's well-connected to the rest of the city through Circle Drive and the North Commuter Parkway.

Housing snapshot
Single-detached homes make up most of the housing stock, with a smaller selection of townhouses along the southern edge and a pocket of condo apartments around Kristjanson Road. Construction is largely from the early 1990s through 2000, so lots and home sizes generally reflect that era — larger than newer planned communities, with established landscaping and mature trees throughout.
Homeownership rates in Silverspring have historically been very high, which tends to keep the streetscape well-maintained and turnover relatively low.
Parks and green space
Silverspring is genuinely built around green space — it's one of the neighbourhood's defining characteristics. Residents have access to:
- Dave King Park, Christine Morris Park, and Silverspring Park — spread through the neighbourhood with playgrounds and open space.
- Silverspring Linear Park — a connected greenway running through the neighbourhood.
- Saskatoon Natural Grasslands — a 34-acre preserved native prairie ecosystem within the neighbourhood boundaries. One of the few places in the city where you can walk through genuine native prairie.
- Forestry Farm Park and Zoo — sits on the eastern edge of the neighbourhood. Trails, picnic areas, and the zoo itself are a short walk or bike ride away.
- Sutherland Beach — an off-leash area along the South Saskatchewan River, a short drive away.
The Silverspring Community Association operates an outdoor rink and organizes sports leagues, seasonal events, and activities throughout the year.
Schools
Two elementary schools serve Silverspring directly:
- École Silverspring School — public, Kindergarten to Grade 8, offering both English and French Immersion programs.
- École St. Mother Teresa School — Catholic, Kindergarten to Grade 8, also offering English and French Immersion.
For high school, the closest options are Centennial Collegiate (public) and St. Joseph High School (Catholic), both located on Nelson Road in neighbouring University Heights. The University of Saskatchewan is a short drive away for post-secondary. Confirm current catchment boundaries before making decisions based on school access.
Shopping, dining, and services
There is no commercial development inside Silverspring itself — this is a purely residential neighbourhood. That said, everything you need is close:
- University Heights Suburban Centre — groceries, pharmacies, banks, and dining, a few minutes south.
- Preston Crossing — big-box retail, restaurants, and services, minutes away via Attridge Drive.
- Sutherland — additional local services and access to older commercial strips along Idylwyld Drive.
The trade-off is real: a vehicle is generally necessary for groceries and day-to-day errands. Walkability scores for commercial amenities are low.
Access and commute
Circle Drive is close by, and the North Commuter Parkway connects to the city's north and west sides. Approximate drive times under normal traffic conditions:
- University of Saskatchewan: 5 to 10 minutes
- Downtown Saskatoon: 10 to 15 minutes
- Preston Crossing or University Heights: under 5 minutes
- Saskatoon Forestry Farm Park and Zoo: a few minutes
Saskatoon Transit serves the area, though routes can change. Buyers should check current schedules before making decisions based on transit access.
Who Silverspring suits best
A good fit for
- Families who want established streets, mature trees, and immediate access to parks and trails.
- Buyers who value proximity to the University of Saskatchewan without paying inner-city prices.
- Downsizers looking for condo or townhouse options with green space nearby.
- Anyone who wants a quiet, stable neighbourhood with high homeownership and low turnover.
Trade-offs to consider
- No walkable commercial amenities inside the neighbourhood. A vehicle is needed for groceries and most errands.
- Homes from the early 1990s may need updating — kitchens, bathrooms, and mechanical systems are reaching that age.
- Inventory is limited relative to demand in the townhouse segment specifically.

- Four detached homes between $524,900 and $589,900
- Two townhouses at $299,900 and $344,900

What this means
For buyers
Townhouses are the most competitive segment right now. Four of the five that sold went over asking, with a median of nine percent above list. Get your pre-approval ready and expect to move quickly if you're shopping in this range.
Detached homes are giving buyers more room to negotiate — two of four sold under list, and a few have sat a few weeks. Condo inventory has thinned out, so if you've been waiting, expect limited choice until new listings appear.
For sellers
Pricing matters more than ever. Homes priced in line with the market are moving in two to three weeks. Homes that came in high are sitting — the detached home that took 88 days is a clear reminder that the first two weeks set the tone.
Townhouse sellers are in the strongest position of the three segments. If you've been thinking about listing, this is a healthy window. Detached sellers should focus on realistic pricing and presentation.
